For residential transactions of $300,000 or more, my commission is reduced from 3% to 2.5%.
Buyers' Benefits: Under the new NAR rules taking effect in August 2024, buyers must sign a written agreement with a licensed agent before viewing any homes. Recently, showing platforms used by sellers won’t even allow appointments to be booked without a signed agreement between the agent and the buyer. This could be due to the NAR ruling, security concerns, or both.
This agreement ensures you receive dedicated representation and expert guidance every step of the way during your home-buying process. It can be canceled at any time under Section 9: Early Termination.

Relax — Your Buyer’s Commission is Usually Covered
In South Florida, most home sellers provide compensation for the buyer’s agent. They understand that cooperating agents are the ones who bring qualified buyers to the table and help get their property sold. When I submit your offer, I always include my 2.5% buyer’s professional fee as part of the purchase terms. This means the seller will contribute the full buyer's professional fee — giving you full representation without added out-of-pocket costs.
Everything will be documented upfront in the EBBA or Exclusive Buyers Brokerage Agreement, so you know exactly what to expect, with no hidden costs.
If the seller contributes 3% toward the buyer side, and my agreement with you is for 2.5%, the additional 0.5% generally belongs to you and can be applied as a credit at closing. This way, you not only benefit from my reduced commission but may also receive additional savings if the seller’s offered commission is higher than 2.5%.

Many homes have sold at or above asking price, with numerous properties over $1 million and several exceeding $10 million. Residential: The former 10% closing-cost credit does not apply to residential transactions under this 2.5% program. Commission terms, including the reduced rate, may change and will be confirmed in the signed listing or buyer agreement.
Commercial: The 10% closing-cost contribution may apply to commercial transactions when permitted by all parties and will be confirmed in writing.
New Construction: Builders require you to take me on your first visit so I can represent and negotiate for you. With an EBBA naming me as your registered agent, I’ll work to return at least 10% of my professional fee from the 3% commission and may secure a better deal directly with the builder.
Terms of this offer, including the reduced commission, may be modified at any time and will always be confirmed in the signed listing or buyer agreement.
