When you buy a home with me, my professional fee is reduced to 2.5%, instead of the traditional 3%.
I include this amount in your Offer to Purchase and request that the seller pay it, so in most cases, you aren’t paying out-of-pocket for buyer representation.
Under the updated national rules, buyers must sign a written agreement with a licensed real estate agent before viewing any homes.
In fact, many showing-scheduling systems no longer allow appointments without this agreement already on file. This appears to be related to the NAR settlement, increased security requirements, or both.
The Exclusive Buyer Brokerage Agreement (EBBA) ensures you receive:

• Negotiation support
• Guidance through inspections, financing, and closing
• Priority scheduling for showings
It can be canceled at any time under Section 9: Early Termination, giving you complete flexibility.
